About us
Stonewater is one of the UK’s largest social housing providers, dedicated to creating places that people can truly call home. With 40,000 homes, we proudly serve more than 93,000 customers from diverse backgrounds across the country.
At the core of our mission as a registered social landlord is the commitment to safe, affordable housing for people of all ages and backgrounds. Guided by our Vision -that everyone should have the opportunity to have a place that they can call home -we offer homes for rent, shared ownership, and purchase. Our specialised services include retirement and supported living schemes for older and vulnerable people, safe spaces for the LGBTQ+ community, domestic abuse refuges, and young people’s foyers.
Our approach is rooted in becoming a truly customer-driven organisation, building relationships founded on respect, honesty, transparency, and a commitment to equality, diversity, and inclusion.
Stonewater has an annual turnover of £306 million and fixed assets of £3.1 billion. The organisation continues to hold a strong credit rating from S&P Global Ratings, alongside G1 and V2 gradings from the Regulator of Social Housing, together with a C2 grading for consumer standards.
As part of the Stonewater Group, encompassing both commercial and not-for-profit subsidiaries, we engage in a range of commercial activities to fuel our mission of providing homes for those who need them most. Stonewater is more than a housing provider—we’re building foundations for futures.

Values & Vision
In pursuit of our Vision – ‘For everyone to have the opportunity to have a place that they can call home’, Stonewater’s social purpose is at the heart of everything we do.
Our Vision is made possible by being a strong, dynamic and well-managed social business, which enables us to build new homes and invest in the quality of our existing housing stock, doing the right thing for our customers and the environment.
Our Values are built around being ethical, ambitious, passionate, agile and commercial.
Social purpose
Our social purpose is at the core of our work to provide much needed affordable homes in communities where our customers can thrive. This framework gives us a transparent way to report the impact of the work we do and demonstrate our commitment to:
- Providing quality homes and services for our customers, including some of the most vulnerable people in our society.
- Identifying and improving the environmental impacts of our operations.
- Having a corporate culture where equality, diversity and inclusion are embedded and valued.
Using the Housing Association’s Charitable Trust (HACT) Value Insight model, we calculated that we made an impact of over £28m during 2022-23.

Strategic Plan
Stonewater has always been both diligent and ambitious in shaping its Strategic Plan, which defines our priorities and direction as a social business. Thanks to our strength and agility, we have been able to weather the immense challenges of the last two years and find opportunities which drive our Vision forward in new ways.
To help ensure we achieve our Vision, we have updated our Strategic Plan for 2022-2030, which outlines our three strategic objectives. These have been shaped in response to the current operating environment for housing, the opportunities available to us, and the challenges we face.
Our customers
Our Customer Promise sits at the heart of our Strategic Plan, our actions, our decisions, and our operating model.
We deliver services with the aim of providing the best outcomes for our customers:
- Making it easy to engage with us.
- Focusing on getting things right and when we don’t say sorry, fixing it and learning for the future.
- Listening to customers so that what we change, they influence; where their experience could be better, we improve.
- Recognising the value that our partnerships bring to support our customers.
Our customers are at various stages in their life and in their own unique situations.
