Stonewater is one of the largest social housing providers in the UK, owning and managing over 39,000 homes for more than 82,000 customers.
Driven by our Vision of everyone having the opportunity to have a place that they can call home, we offer homes for rent, shared ownership and sale. We also have specialist housing, retirement and supported living schemes for older and more vulnerable people, domestic abuse refuges, LGBTQ+ Safe Spaces, and young people's foyers.

Social purpose
Our social purpose is at the core of our work to provide much needed affordable homes in communities where our customers can thrive. This framework gives us a transparent way to report the impact of the work we do and demonstrate our commitment to:
- Providing quality homes and services for our customers, including some of the most vulnerable people in our society.
- Identifying and improving the environmental impacts of our operations.
- Having a corporate culture where equality, diversity and inclusion are embedded and valued.
Using the Housing Association’s Charitable Trust (HACT) Value Insight model, we calculated that we made an impact of over £28m during 2022-23.

Strategic Plan
Stonewater has always been both diligent and ambitious in shaping its Strategic Plan, which defines our priorities and direction as a social business. Thanks to our strength and agility, we have been able to weather the immense challenges of the last two years and find opportunities which drive our Vision forward in new ways.
To help ensure we achieve our Vision, we have updated our Strategic Plan for 2022-2030, which outlines our three strategic objectives. These have been shaped in response to the current operating environment for housing, the opportunities available to us, and the challenges we face.
Our customers
Our Customer Promise sits at the heart of our Strategic Plan, our actions, our decisions, and our operating model.
We deliver services with the aim of providing the best outcomes for our customers:

Our customers are at various stages in their life and in their own unique situations. We cover four geographical areas across England:
Greenoak
Greenoak is a subsidiary of Stonewater, and manages homes on behalf of Stonewater.
Greenoak Housing Association Ltd is a charitable housing association managing more than 550 homes across Surrey and Sussex.
Greenoak has an award-winning track record in leading on environmental sustainability, working closely with its partners to increase the supply of affordable housing and creating sustainable communities. Greenoak is a member of the Good Homes Alliance and the Passivhaus Trust, as well as the Wayfarer Partnership. It is also a member of the National Housing Federation.
Mount Green
Mount Green Housing Association joined Stonewater in February 2024
The new partnership meant the smaller 1,650-home provider Mount Green joined Stonewater, which owns and manages over 39,000 homes.
Following the start of the partnership, Mount Green customers will have access to grants provided by Longleigh, the charitable foundation that supports Stonewater customers.
Mount Green will also benefit from Stonewater's large scale resources in finance, funding and support services, whilst continuing to provide a local, customer-focussed service to residents.
